The Barlow is a 222,000 square foot, 18-building outdoor retail market district and makerspace in Sebastopol, California. The 12.43-acre outdoor market district is located at the gateway to Sonoma County wine country and is currently 100% percent leased by 34 unique tenants occupying four blocks of storefronts and production facilities. Home to wineries, microbreweries, a distillery, and boutique makers of everything from furniture to cheese, The Barlow is truly a one-of-a-kind “retail campus” that is meeting the changing demands of retail consumers and artisan makers.
Barney Aldridge purchased The Barlow properties in 2006 and operated them as an industrial park while exploring new uses (producing an annual cash flow of $900,000 7.5% annual return). Aldridge originally intended to develop a multifamily focused development; however, the community pushed back against losing its traditional makers-focused space. Aldridge worked with the city and community and created The Barlow. Aldridge gained commitments from key large tenants based on his vision and secured significant construction financing in the difficult lending environment of the early 2010s.
The property was completely renovated and an additional 95,000 SF was built and completed in mid-2013. Total project costs were approximately $42,000,000.
GUAYAKI YERBA MATE

Guayaki Yerba Mate works in partnership with indigenous communities in South America to provide, market, and sell sustainably grown yerba mate products. Yerba Mate leaves are a naturally caffeinated beverage with the strength of coffee, the health benefits of tea, and the euphoria of chocolate. Because of Aldridge Development’s strong reputation in Sonoma County, the owner of the parcels, the City of Rohnert Park, reached out to Aldridge Development and invited the firm to place an offer on the three parcels that made up the project. The 2.26 acres redevelopment project is on land previously used as an administrative office space by the city and various commercial businesses.
The Property is ideally located on one of the last remaining infill multifamily parcels near downtown and Sonoma State University (“Sonoma State”) and is visible from Highway 101. The complex is within walking and biking distance to shopping, grocery stores, dinning and public transportation. Rohnert Park is an attractive location for new units as it has a residential vacancy rate of approximately 4.4%, a growing population and a low unemployment rate of 4.5%. Additionally, the costs to own at the time of analysis was approximately 27% higher than the average monthly apartment rent. Finally, with Sonoma State at nearly 10,000 students and growing, Rohnert Park is a renter-friendly location.
Mr. Aldridge contracted the property in April 2016 with a purchase price of $1.4m. During the next 12 months, Aldridge Development entitled the property for 90 apartment units and began construction drawings. Aldridge Development closed on the property in April 2017. In July of 2017, Aldridge Development sold the ready-to-build parcel for $3.6m, generating a profit of $1.675m and an annualized return of 199%.

65,000 sq ft. 72-unit residential gated condominium community in Santa Rosa, Ca. Mr. Aldridge designed, developed, and completed this property from the ground up in 2006 for a total project cost of $7,100,000 which included a construction loan of $5,800,000. The project was fully sold out in 2007.
